Job Duties: Vice President, Asset Management with Goldman Sachs Bank USA in Dallas, Texas. Oversee a portfolio of real estate investments, including Low Income Housing Tax Credits (LIHTC) equity and structured debt investments, focused on affordable housing, mixed-use developments, and community serving assets. Direct the implementation of enterprise platforms to institutionalize asset valuation, financial reporting, and portfolio performance tracking, driving consistency and transparency across investment operations. Oversee the execution of asset-level business plans, including construction, lease-up, stabilized operations, and Year 15 exit planning, ensuring alignment with underwriting assumptions and long-term investment goals. Build and manage relationships with developers, joint venture partners, property managers, and consultants, providing strategic direction, setting performance benchmark, and approving financial and operational deliverables. Supervise compliance with LIHTC and other tax credit regulatory requirements, coordinating closely with internal compliance teams and third-party advisors to ensure accurate reporting and timely resolution of audit or recapture risks. Prepare and present detailed asset performance reports, valuation models, and strategic recommendations to internal stakeholders and investment committees, supporting capital allocation and risk management decisions. Oversee the preparation and analysis of cost certifications, 8609 submissions, and other documentation required to secure and maintain tax credit eligibility and basis delivery. Lead the mentoring and performance evaluation of associates and analysts, aligning team structure and talent development initiatives with business goals and investment strategy. Manage relationships with internal stakeholders across legal, finance, compliance, and ESG teams; respond to ad-hoc requests, provide asset-level insights, and ensure timely delivery of information to support firm wide reporting, audits, and strategic initiatives.

Job Requirements: Bachelor's degree (U.S. or foreign equivalent) in Business Administration, Finance, General Accounting, or a related field and four (4) years of experience in job offered or a related role. Prior experience must include four (4) years with: opportunity Zones, Low Income Housing Tax Credits (LIHTC), New Markets Tax Credit (NMTC) Program, tax abatements, public capital, and tax-exempt bonds; Financial modeling to compute return metrics and determine profit & loss drivers, accounting methods, and regulatory capital requirements; developing written materials that summarize research and investment thesis, risks, analyses, and returns for investment committees; writing internal investment committee memos, presentations, and postings to senior management as well as external legal term sheets and marketing materials for clients; participating in structuring, negotiating, and documenting investments, including reviewing legal agreements and coordinating with internal and external stakeholders; performing real estate underwriting and due diligence on income statements, balance sheets, revenue drivers, market growth potential, comp analysis, developers, budgets, cash flows and zoning and environmental issues; and performing portfolio management duties, including ongoing valuation, monitoring development progress, tracking covenant compliance, reviewing client reports and interacting with servicers.
