Position Summary

The HVAC Manager, Maintenance reports to the Associate Director with operational responsibility for maintaining all Residence Halls, Residential Suites, Housing Administration Building, ORL Building, Northwest Auditorium, Covel Commons, University Guest House, Bradley Center, and DeNeve Plaza, Lake Arrowhead and Off Campus Housing as needed, in accordance with established University and departmental guidelines. The incumbent is primarily responsible for coordinating and directing the day-to-day operations of more complex maintenance and repairs of physical plant equipment, Emergency back up Generator systems, and Water softening systems. Responsible for plan and specification review for both departmental and division level projects, HVAC & Building Automation Systems and ongoing expansion, and the associated preventative and predictive maintenance programs. This position is also responsible for administration of contracts and projects, Budget development and control, Access/Security, and Food Service support as assigned. All work is performed in a cost effective manner with special consideration for building occupants and regularly changing priorities. The work requires frequent review of and travel to construction sites, requiring ability to climb ladders, walk and work in various rough graded sites, and lifting/lowering of weighted objects; diligently initiate, monitor and follow through on all construction/project related activities to ensure work adequately reflects clients' needs. Supervises the work of 19 skilled employees and oversees the work of outside contractors.

Qualifications

  • Seven years of progressively responsible experience in facilities maintenance and operations, including HVAC systems, Building Automation Systems, and utility distribution systems. (Required) And
  • One year in a supervisory or managerial capacity. (Preferred)
  • Skill in coordinating, supervising, and effectively utilizing maintenance staff, including assigning work, providing training, evaluating performance, and establishing priorities that reflect the relative importance of facility maintenance needs. (Required)
  • Skill in preparing planning documents and recommendations for annual major maintenance projects and managing a complex, ongoing facilities capital improvement program. (Required)
  • Skill in preparing, monitoring, and maintaining multi-million-dollar operating budgets, including preparing financial reports and projections. (Required)
  • Skill in scheduling, implementing, and managing preventive maintenance programs to support efficient and economical facility operations. (Required)
  • Knowledge of and skill in establishing and implementing energy conservation programs for on-campus housing and related facilities. (Required)
  • Skill in interpreting construction documents, including bid contracts, general conditions, agreements, specifications, and architectural drawings. (Required)
  • Working knowledge of plumbing, electrical, mechanical, and air conditioning systems and repairs, including the operation, repair, and service of low-pressure steam boilers, chillers, hot water boilers, and related distribution systems. (Required)
  • Knowledge of the function, operation, and servicing of HVAC systems, Building Automation Systems, and utility distribution systems, including the ability to plan and implement system integration and infrastructure enhancements. (Required)
  • Skill in analyzing operational and performance data related to HVAC and Building Automation systems in order to prepare reports and develop recommendations for efficient and economical operation. (Required)
  • Knowledge of applicable fire, safety, and building codes, and working knowledge of university policies, procedures, and forms required to process operational transactions. (Required)
  • Ability to communicate effectively both orally and in writing, including preparing reports and presentations, and to establish and maintain effective working relationships with staff, managers, administrators, and other stakeholders. (Required)
  • Ability to perform the physical requirements of the position, including standing, climbing, stooping, pushing, pulling, and crouching for extended periods; lifting items weighing up to 50 pounds; and using standard computer applications and maintenance management systems, including Microsoft Office, Maximo, Building Automation systems. (Required)

  • Education, Licenses, Certifications & Personal Affiliations

  • Bachelor's Degree in Mechanical Engineering, Facilities Engineering, Construction Management, Building Sciences, or a related technical field; or an equivalent combination of education, training, and experience. (Required) Or
  • Must possess, upon hire, and maintain a valid CA noncommercial Class C License in accordance with the California (CA) Department of Motor Vehicles. (Required)
  • LEED Qualified Commissioning Process provider certification or equivalent. (Preferred)
