What You Will Do:

GFT is looking for a MEP Building Assessor to join our team!

The MEP Building Assessor conducts on-site condition assessments of mechanical, electrical, and plumbing systems for large FCA portfolios. This role identifies deficiencies, supports lifecycle and repair/replacement recommendations, and completes required data entry and reporting following fieldwork. The position supports an hourly, flexible workforce model aligned to fluctuating project demands.

In the capacity, the successful candidate will be responsible for the following:

Field assessment (MEP)

  • Assess MEP systems including HVAC equipment and distribution, electrical service and distribution, lighting, domestic water, sanitary systems, and other building utility systems within scope.
  • Identify deficiencies, performance issues, end-of-life indicators, and operational risks, and document findings clearly.
  • Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative.

Data capture, QA/QC, and reporting support

  • Use mobile devices/tablets and standardized assessment tools to collect and upload inventory and condition data
  • Conduct QA checks on captured data to reduce gaps and support consistent reporting.
  • Support development of repair/replacement recommendations and cost opinions consistent with program methodology.
  • Complete post-field remote data entry, documentation, and clarifications during reporting periods.

Travel & logistics

  • Participate in weekly travel rotations (typical Sunday-Friday field week) with remote reporting weeks in between; longer rotations may occur for remote locations.
  • Follow travel authorization and expense reporting processes, coordinate bookings per program guidance.
  • Maintain safe work practices and comply with all site requirements and installation protocols.
Education | Experience:

What you will bring to our firm:

  • A minimum of 5 years' experience evaluating mechanical and/or electrical systems in buildings (assessment, commissioning support, facilities operations, design, construction, or maintenance leadership).
  • Ability to identify typical failure modes and condition indicators for MEP components.
  • Strong documentation skills; ability to communicate technical findings clearly.
  • Willingness and ability to travel regularly for field assessments.
  • Skillset to learn process of mobile data capture and structured reporting workflows, if do not already have.

What we prefer you bring:

  • PE license (Mechanical or Electrical) or equivalent advanced technical credential/experience.
  • Cross-discipline capability (both mechanical and electrical backgrounds) or demonstrated willingness to cross-train.
  • Proficiency with mobile data capture and structured reporting workflows.
  • Prior FCA experience and familiarity with standardized frameworks (e.g., UNIFORMAT/ASTM E1557 concepts; Facility Condition Index methodologies).
  • Experience developing order-of-magnitude cost opinions for repair/replacement needs.
  • Travel expenses covered (airfare, lodging, and meals/per diem per applicable rates/policy).
  • Hourly/as-needed staffing structure supported, including part-time arrangements and experienced/semi-retired professionals.

Compensation:

The salary range for this role is $55.00-$65.00 per hour. Salary is dependent upon experience and geographic location.
