Whitewater & Janesville, WI * 32 Hours/Week * Part-Time with Benefits

Lutheran Social Services of Wisconsin & Upper Michigan (LSS) is seeking a missiondriven Occupancy Specialist / Property Manager to support three HUD housing communities-two in Whitewater and one in Janesville-serving a total of 38 apartment units.

If you're organized, peoplefocused, and passionate about helping individuals maintain safe, stable housing, this role offers the perfect blend of administrative work, resident interaction, and handson property support.

This is a 32hour, firstshift, parttime position that is fully benefiteligible.



What You'll Do

As the primary onsite representative for LSS housing programs, you'll ensure smooth daytoday operations and uphold HUD and LSS standards. Your work directly supports residents, strengthens community stability, and keeps each property running efficiently.

Key responsibilities include:




  • Serving as the main point of contact for tenants, stakeholders, and community partners



  • Managing tenant concerns, enforcing lease requirements, and supporting positive resident relations



  • Completing HUD Certified Occupancy Specialist training (provided by LSS)



  • Maintaining knowledge of HUD handbooks and applying regulatory requirements



  • Marketing and promoting properties to maintain strong occupancy rates



  • Collecting and recording rent, deposits, and other payments



  • Preparing accurate monthly deposit reports and reviewing financial statements



  • Completing tenant certifications, leases, and compliance documentation



  • Verifying data, resolving discrepancies, and maintaining compliant waiting lists



  • Ensuring adherence to Fair Housing laws and participating in annual training



  • Maintaining complete, accurate, and compliant tenant files



  • Supporting curb appeal and facility standards, including light cleaning and unit turnover tasks



  • Participating in HUD, WHEDA, REAC, and municipal inspections



  • Conducting apartment inspections and coordinating required facility testing



  • Responding to afterhours facility or resident emergencies as needed



  • Completing background and credit checks



  • Managing supplies and working within project budgets



  • Staying current with required training and best practices

What You Bring


  • High school diploma or GED required



  • Experience in property management or customer service preferred



  • Strong communication, organization, and problemsolving skills



  • Ability to work independently and manage multiple responsibilities



  • Valid driver's license and reliable transportation



  • Ability to meet LSS driving and insurance requirements



  • Willingness to complete Certified Occupancy Specialist training



  • Ability to travel between properties daily and occasionally across WI/MI for training
