The Project Directorof Design and Construction overseesthe entire development lifecycle of ourcommunities, from predevelopmentplanninganddesignthrough construction andultimately projectturnover.The Project Director manages budgets, schedules, quality of work, and overall project success. As the primary project contact, they coordinate internal stakeholders, external consultants, contractors, and jurisdictions while fostering collaborative relationships and ensuring the timely, high-quality delivery of Class A Living Communities across various regions.

• Build andmaintainpositive relationships with internal stakeholders, including the Operations team, executive leadership, and community-specific team members, as well as preferredexternal strategic partners such as architects, engineers, consultants, interior designers, and general contractors.
• Support the Developmentteam with pipeline project feasibilitystudieslikemarket analysis, site selection, environmental and geotechnical studies, financial review, and obtainingjurisdictionalapprovals.
• Lead and coordinate the design processacross allstagesof designincludingConcept,Schematic, Design Development, and Construction Documents.
• Adhere toBrightview's Design Standards whileevaluating innovative concepts and productstoreduceourcarbonfootprint, improveconstruction efficiency, and lowerprojectcosts, without compromisingour market reputation ofdelivering asuperior designanda great placeto live.
• Supervise andleadcontract negotiationswith all preferred strategic partnerssuch as architects, engineers, specialty consultants, interior designers, and general contractors.
• Ensure that projects are planned and implemented according toschedule, within budgetary constraints, and in compliance with the established quality standardsspecified in the Brightview Design Standards documentation.
• Provideconstruction and project management servicescovering predevelopment, development, and construction across variousprojects and variousregionsincludingdesign,budgeting, scheduling, permitting, design coordination, construction oversight, and project turnover,to ensureall projects are delivered on time and on budget.
• Facilitateseamless transition to Operations, including commissioning, training,licensing,warranty management, and ongoing support asrequired.

The salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (this role is incentive eligible), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.

• Bachelor's degreefrom a four-yearcollege,anda minimum of fiveyearsofprogressiveexperience inreal estateproject managementofClass Asenior living, multi-familyresidential,hospitality,or similar.

• Strong abilitymanage,motivateanddelegate toa team ofpartners,professionals,peersandconsultants.

• Excellent verbaland writtencommunication skills with the ability to interact with a wide range of business partners.

• Ability to:

This opportunity will be based at our Home Office in Baltimore, and the role will require you to travel approximately 25% of the time to our communities locally and out of state, with some overnight stays.
