Position Summary
The Regional Facilities Management Asset Manager is responsible for operations and management of the Duke Energy commercial facility portfolio within the Florida region. This includes both leased and owned properties, in a variety of workplaces from commercial office space, critical environments, such as data centers and 24 x 7 operations control centers, to manned/unmanned operations buildings. This position will focus on optimizing delivery of building services by providing cost effective, safe, and productive work environments available on a 24x7 basis that meets our real estate strategic plan. The position is responsible for administration and effective delivery of both operations and maintenance of facilities as well as assisting in the planning of capital investment projects associated with facility improvements and new construction. These functions will utilize a mix of in-house (employee and/or contingent workers) and outsource provider resources to complete projects and manage facilities. The operations oversight responsibility includes managing resources and budgets supporting facility management functions for the region's portion of an overall baseline O&M budget of approximately $55 million. This will be accomplished by providing leadership and sound business management practices utilizing internal and external resources to provide quality customer service in the most cost effective and process centric manner possible. The Regional Facilities Management Asset Manager will ensure that all internal and external provider metrics and scorecards are meeting goals, along with finding improvement areas to continue to drive asset optimization, customer services delivery, and financial performance.
Responsibilities
Regional Facilities Management - Direct in-house and outsource provider resources that support the 24x7 day-to-day operations, maintenance, and repair of assigned facilities. Oversight includes safety, environmental, and sustainability adherence to the facilities program. Oversee and lead a regional facilities management function to ensure maintenance and operation of all buildings and facility systems comply with Federal, State and Local ADA regulations, indoor air quality specifications and life safety standards. Oversee the quality of facility conditions and appearance by ensuring formal facility assessments are conducted, proactive preventative maintenance programs are developed, facility issues are addressed promptly, and the corporate brand is protected. Ensure operating costs are monitored and benchmarked to target opportunities for improvement and to lower costs while maintaining service delivery standards are maintained appropriately to our workplace standards. Oversee outsource provider performance and ensure concerns, problems, and service delivery quality standards are met or are addressed promptly. Regional Leadership - Maintain a productive and motivated work team through human resources management and collaborative team environment. Establish strategic plans to deliver effective facilities to customers including monitoring internal and external facilities management metric/scorecards seeking continuous improvement in delivering services. Provides broad guidance and direction to internal and external resources in the accomplishment of their responsibilities. Enforce company and departmental policies and procedures. Conduct staff meetings to review and monitor work-in-progress and employee/contingent work concerns and to communicate pertinent information. Promote good relations and participate in the resolution of employee, contingent worker, and customer problems and complaints. Customer Service - Ensure regional leadership team (internal and external) communicates productively and effectively with customers, and management on facility status, measures, issues, and problems, to optimize delivery of services as well as the customer experience. Communicate corporate and group goals and objectives to regional leadership team and outsource provider resources so that the entire team is working toward common goals. Communicate project status to customers and management clearly and concisely so that decisions can be made concerning direction or priorities. Communicate priorities to regional leadership team and outsource providers and management to ensure resources are being appropriately applied. Ensure appropriate communications with contractors and vendors. Prepare presentations to management and business units concerning budgets, measures, objectives, etc. Ensure that in-house resources and outsource provider resources communicate effectively with customers and contractors. Business Management - Oversee systems, processes, and procedures to monitor progress and measure success to ensure budget, customer satisfaction, contract performance, safety, and environmental goals are met. Develop and vet annual regional budgets for operations and maintenance. Develop regional operating goals and plans that align with departmental operating plans and provide a consistent service delivery to give similar customer experiences across the portfolio. Utilize department tools (spreadsheets, databases, dashboards, schedules, etc.) to monitor status, report on goals, measurements, and ensure delivery of services meet expectations. Ensure outsource provider resources are committed to achieving services delivery standards, safety, and environmental goals by promoting these issues in team and group meetings. Oversee monitoring of regional KPI's, as approved by department management. Internal & Industry Participation - Ensure regional leadership team keeps abreast of facilities management, and technical support principles to provide leadership and direction to organization. Provide opportunities to gain technical knowledge as needed to ensure consistency through participation in collaborative opportunities across regions, in workshops, seminars, training to maintain licenses and knowledge of facility and operations principles. Review and research available resources to stay abreast of changing technology and techniques that would benefit Duke Energy real estate facility management. Participate in professional and trade organizations to learn best practices.
Required/Basic Qualifications
Bachelor's degree in Business Management, Engineering, Architecture Minimum of 5 years required related work experience In lieu of Bachelor's degree and 5 years of related work experience listed above, High School/GED degree AND 15 years of related work experience
Preferred Qualifications
Commercial Facility Management operations experience. General knowledge of Real Estate practices. Excellent leadership skills and demonstrated proficiency at building collaborative teams. Good knowledge of Supply Chain, Environmental Health and Safety policies and procedures. Demonstrated proficiency in analyzing, problem solving, preparing and presenting recommendations to management or business units. Ability to work with all levels of management, including senior executives. Ability to handle multiple assignments and deadlines with pressing deadlines. Demonstrated creativity, innovation and flexibility in problem solving. Ability to meet tight/short deadlines and respond quickly to changing needs. Experience in the management of suppliers. Excellent communication skills (written / verbal). Good understanding of the Duke Energy financial management system and utility financial principals. Ability to utilize Microsoft Office Suite. Thorough knowledge of AIA Contract Documents
Working Conditions
Hybrid Mobility Classification - Work will be performed from both remote and onsite locations after the onboarding period. However, hybrid employees should live within a reasonable dailycommute to the assigned Duke Energy facility. Normal office environment with occasional site visits, overnight and out-of-town travel.
