Job Summary and Scope of Responsibility: Lead the strategic planning for and ongoing management of capital project initiatives related to the acquisition, construction, optimization and maintenance of Bank facilities to help ensure all offices are attractive, functional, secure and safe.

- Provide strategic leadership for all facility acquisition, construction, optimization and maintenance activities and initiatives to include:
- The development and implementation of a standard interior design scheme;
- The evaluation of and negotiation to acquire or remodel banking centers/office buildings;
- The identification and evaluation of trends and new technologies to identify and leverage opportunities for "smart" and energy efficient buildings;
- The evaluation of proposals and cost projections to determine priorities;
- The review and approval of contingency plans, include remote work sites, in the event of an unexpected evacuation;
- The evaluation of bank-wide facility needs based upon current capacity and expected changes;
- The routine evaluation of electrical, plumbing, heating and air conditions, shredding and waste disposal services;
- The safety and security of employees and visitors.
- Develop and maintain property strategy, space management, communication infrastructure, building administration, testing and inspection. Prepare and present regular reports to senior management to communicate the overall status of Bank facilities, projects and proposals.
- Develop and manage project plans, to include external or regulatory factors, cost projections, impact to operations, contingencies, etc.
- Inventory, maintain, evaluate and negotiate building and equipment leases, and property management and janitorial service contracts.
- Conduct regular site inspections to identify and resolve facility concerns to include operational requirements; routine maintenance and security; repairs; and compliance with building code, health and safety ordinances and regulations.
- Develop, maintain and oversee a facility inspection and maintenance program to ensure facilities:
- Conform to established appearance and function parameters, including space optimization;
- Comply with local and state building codes and zoning restrictions; and
- Comply with health and safety ordinances and regulations.
- Identify potential vendors and negotiate contracts to include, but not limited to, electrical and mechanical systems, security, grounds, shredding, waste disposal and janitorial. Manage vendor relationships and oversee the monitoring of their performance as specified in the contract. Establish a vendor emergency response team to make priority repairs.
- Manages Facilities staff, to ensure efficient operations and compliance with all regulatory requirements. Promote a positive work environment through effective communication, collaboration and problem solving. Oversee onboarding, training and development of assigned staff. Monitor timekeeping, scheduling, and performance to ensure departmental goals are met.
Minimum Qualifications to Perform Essential Functions Knowledge, Skills and Abilities:
- Knowledge of and ability to ensure compliance with applicable building codes, local ordinances and health/safety regulations.
- Knowledge of electrical, mechanical/HVAC and security system design and operation.
- Knowledge of building maintenance functions and practices.

Experience and/or Education:
- Five years of experience managing capital projects, including acquisition and construction.
- Two years of supervisory experience, including, selection, training and performance management.
- Experience in participating in the strategic planning process related to facilities selection and design.
- Experience guiding the development and interpretation of building blue prints and schematics.
- Experience with building interior and exterior design, designing proposals and developing and managing project plans.
- Possession of Certified Facility Manager (CFM) or Facility Management Professional (FMP) certification, preferred.
Travel/Physical Demands:
- Ability to travel to client, facility, vendor locations and business events (driving requires continuous possession of a valid driver's license and the minimum level of auto insurance).
Excellent benefits package for eligible employees and their families. Competitive salary BOE in the range of $88,000 - $124,000 Annually.
