Overview

The Director / Senior Director, Acquisitions role will be responsible for sourcing and executing multifamily acquisition opportunities in the western U.S. This person will be involved in all aspects of investment activity, including underwriting and financial modeling, deal structuring with joint venture partners, coordinating due diligence, coordinating debt financing, and shepherding deals through internal review and the Investment Committee approval process.



Responsibilities

    Managing acquisition process from deal sourcing through closing.
  • Interfacing with the brokerage community and principals directly to source multifamily investment opportunities.
  • Leading underwriting and recommending acquisition targets after researching properties, rent and sale comps, submarkets, demographics, physical characteristics and other pertinent information.
  • Fostering and maintaining good working relationships with brokers, sellers, lenders, property managers and vendors to help facilitate acquisitions.
  • Analyzing financing options and operating metrics. Preparing proformas and business plans for new acquisitions.
  • In conjunction with asset management team, create and review capital budgets and business plans and coordinate with third party managers and other sources to help fully define and vet investment opportunities.
  • Being the focal point of the due diligence process, including gathering and analyzing due diligence materials and coordinating third party reports. This includes verifying property details, market analyses, title/survey, rent comps, as well as completing property inspections, unit walks, lease file audits, and maintenance audits.
  • Working with lenders to identify optimal debt strategies and negotiate debt documents.
  • Familiarity with private investor capital legal structures and accounting treatment, as well as with institutional joint-venture structures and processes.
  • Writing clear and concise communications and draft Investment Memoranda for presentation to the firm's Investment Committee.

The base salary range for this position is $160,000-$220,000 per year. This range may be adjusted based on the candidate's experience and qualifications. This information is provided to applicants in accordance with the California Equal Pay Act.

Qualifications

  • College or University degree in Finance, Real Estate, or a related field.
  • Minimum of 5 years of experience in Real Estate Investment.
  • Must be proficient with financial modeling and presentation development.
  • Ability to execute in a multitask environment.
  • High level of proficiency in written, verbal, and arithmetic skills.
