HIRING SALARY RANGE: $36,467 - $38,352

Hiring salary will be determined based on education, experience, equity, budget, and market considerations.

Description of Duties:

The Facilities Technician is responsible for the execution of facilities maintenance and repair work orders as assigned or supporting other Morganton Facility Management staff toward the overall maintenance of the campus.

This position 1) provides customer service to students, staff, & vendors, 2) responds to work order requests as directed by the Facilities Generalist and Assistant Director of Morganton Facilities Management, 3) assists other Morganton Facilities Maintenance staff in completing work orders and general maintenance of the NCSSM-Morganton campus, 4)Provides assistance in supporting the division to ensure that the NCSSM-Morganton campus facilities meet NC building codes, ADA regulations and OSHA standards.

Professional technical knowledge and analytical skills are used to assist in assuring program goals and outcomes are effectively supported, indoor & outdoor facilities are functioning at optimum performance and OSHA regulations are followed to facilitate a culture of safety to all persons working in the Facilities Maintenance, Housekeeping, and Groundskeeping units.



Knowledge, Skills and Abilities / Competencies

Knowledge - Technical

Performs a limited variety of recurring and related tasks/functions using easily understood

steps/processes/functions/applications to perform corrective and preventive maintenance or construction of facilities. Provides technical assistance to others by troubleshooting simple facilities maintenance issues and determining their cause. More complex issues are typically referred to a higher-level technician. Skilled at operating basic tools and equipment of assigned trade(s).

Problem Solving

Identifies facilities-related maintenance problems and implements standard courses of action to resolve problems within established project timeframes and administrative and technical requirements. May involve supervisor when dealing with non-routine issues to determine the most appropriate course of action. Solves problems of limited complexity or refers to

appropriate skilled technicians.

Attention to Detail

Follows instructions through standard work orders for assigned tasks. Performs routine or repetitive tasks completely and accurately. Checks work for mistakes before completion of tasks. Compare finished work to what is expected. Seeks approval of the supervisor based upon the complexity of the task completed.

Coordination - Work

Understand objectives and priorities related to activities and tasks in order to follow plans and scheduled projects. Recognizes and obtains required equipment, materials, and tools that are needed to do the job. Accomplishes tasks within established timeframes. Understands obstacles/roadblocks by following prescribed processes to ensure timely task accomplishment.

Communication

States messages in a clear and effective manner; listens to others. Ensures that information gets to the right person within the agreed-upon time frames. Uses appropriate language that is easy for others to understand.

Safety and Health Compliance

Performs tasks and duties safely to avoid danger to self and others. Identifies and informs supervisor of potential safety problems. Warns others of potential hazards. Use appropriate protective equipment following established protocols. Incorporate accident prevention and corrective measures in work-related activities. Follow appropriate post-emergency procedures.

Client/Customer Service

Promptly and attentively responds to customer requests within established parameters and time frames. Performs work in the least disruptive manner possible to customers. Demonstrates courteous actions and follows the organization's established protocol for customer service.


Minimum Education and Experience Requirements

High School diploma or equivalent. Candidates must possess (or be able to get upon hire) a valid North Carolina Drivers License with a clean driving history.

Preferred Standards

Demonstrated possession of the competencies necessary to perform the work.

  • Prefer 1 to 3 years of experience in a similar role.

  • Ability to multitask and prioritize time-sensitive tasks as well as available supplies.

  • Experience working in a construction or maintenance setting.

  • Basic to general knowledge of the principles and techniques of assigned trades.

  • Basic knowledge of general maintenance and building repair.

  • Skill in the use and care of tools and equipment necessary to the work.

  • Ability and willingness to gain general knowledge of the Maintenance of Mechanical, Electrical, Plumbing, and Fire Protection systems in a UNC System school.

  • Ability to process daily actions and Work Orders within established guidelines and with knowledge of operational processes and procedures. Willingness to respond promptly and accurately within established policies and procedures.

  • Proven history of supporting skilled technical tradespersons.

  • Familiarity with the challenges associated with material lead times and delays in having materials on hand which could affect the completion of facilities maintenance.

  • Proven history of working well with housekeeping and maintenance staff.

  • Physical strength sufficient to perform heavy physical tasks for extended periods of time and the ability to lift 50 lbs. unassisted and climb ladders.
