Position Summary

Aeon is seeking an analytical and detailed person to join our Compliance Team at Aeon. This position will perform the compliance functions on various multi-family tax credit and federally subsidized properties. This role will have in-depth knowledge of housing programs including but not limited to Tax Credits, Section 8, and HOME funds, a high standard of detail, and a trusting and professional relationship with site staff and representatives of outside agencies. The Compliance Specialist will report to the Senior Compliance Manager.

Key responsibilities include, but are not limited to:




  • Complete income certifications for Housing Tax Credit, Section 8, and other programs as needed.
  • Review and ensure accuracy of all certification files.
  • Work with Compliance Team to post vouchers, maintain master files and ensure compliance with HUD requirements.
  • Assist the Compliance Team to ensure compliance with rent and low-income occupancy requirements as set forth in funding agreements, including maintenance of software and documents tracking restrictions.
  • Work with Compliance Team to identify and resolve events of non-compliance.
  • Assist the Compliance Team with annual reporting, which includes but is not limited to entry of certifications into Minnesota Housing Finance Agency's Property Online Reporting Tool (PORT), CHART, and other city/county requirements.
  • Provide or coordinate training with site staff, as needed.
  • Oversee responses to property wide inspections with monitoring agencies.
  • Work with and monitor 811 PRA program, including but not limited to, being the contact for DHS, meeting with applicants for intake paperwork, and coordinating move ins.
  • Completion of first year Tax Credit file reviews and audits, including follow up with investor partners and monitoring agencies.
  • Maintain master rent matrix, while monitoring income and rent restrictions and utility allowances.
  • HMIS data entry and preparation of HMIS reports



Skills & Qualifications

The ideal candidate will be a detail-oriented professional who is able to think critically and adapt to changing rules and regulations. The candidate will have the ability to compile information from many sources in an organized way and will be able to create and maintain relationships with staff to help ensure compliance for a myriad of housing programs.

In addition, the Compliance Specialist will have the following skills:



  • In-depth knowledge of Section 42, Section 8, Section 202, RAD, HOME & Section 811.
  • Knowledge of HUD and 4350.3 requirements, including EIV.
  • Knowledge and experience with Yardi or other property management software preferred.
  • Detail oriented and strong organizational skills.
  • Great verbal and written communication skills.
  • Excellent problem solving, decision making, interpersonal and time management skills.
  • Ability to work under pressure with tight deadlines.
  • Ability to handle shifting and multiple priorities in a fast-paced, growth environment.
  • Demonstrated ability to work in a team environment.
  • Proficient with all Microsoft Office products, especially Excel.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.

Compensation, Hours & Location

This position has a range of pay of $26-$30/hr, depending on experience and skillset. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program.

This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur given the needs of the position.

This is a hybrid position and will office out of Aeon's Central Office in the North Loop of Minneapolis with regular on-site visits to Aeon's properties throughout the Twin Cities. Most weeks this position will be in-person on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate to accommodate regular planned and unplanned on-site needs.
