Description

The Director, Real Estate, Ambulatory and Property Management is responsible and accountable for UH Real Estate across the portfolio, owned and leased. Ambulatory services serve non-acute care patients that include ambulatory centers, ambulatory real estate assets, and space planning. Partners with a 3rd party relative to facilities and property management issues. The Director assists in the development and maintains organization-wide strategies for managing and evaluating the deployment of clinical strategies as developed in partnership with other senior leaders.

What You Will Do



  • This position will support the consolidation of the UH Footprint and the densification of the remaining properties.
  • Together with Senior Leadership, and in alignment with the Clinical Strategy of the organization, assists in the development of the long term plan to realign the real property assets to maximize market capture and growth where required and to monetize or dispose of assets where appropriate. Recommends the development of strategic and tactical plans for acquisition and disposition of space, including lease renewal, reconfiguration, renegotiation, expansion and relocation. Benchmarks space usage against established guidelines, recommending strategies to redeploy underutilized assets, and recommending strategies to take advantage of unique market conditions.
  • Manages the acquisition of real property resources to support company mission needs and the disposition of those assets when they are no longer required. Coordinates the internal reviews of leases to ensure they conform to internal policies and external regulatory requirements.
  • Ensure the appropriate use of assets and billing for services in the spaces as designated either outpatient hospital or physician office.
  • Provide supplemental oversight/guidance in Property Management and/or Construction activities performed in UH assets.
  • Retain responsibility for development and deployment of software to provide insights into the use of Ambulatory clinical assets as well as Portfolio Analysis Tools and data analytics for use in the optimal placement of growth and disposition of real property.
  • Provide oversight for restacking plans to further consolidate UH assets and move management to effectuate strategic placements.
  • Provides insight relative to ambulatory capacity management opportunities to assist with optimizing ambulatory asset / facility utilization.
  • In partnership with the System of Care and Market leadership teams, strives to maintain high quality value-focused care delivery at each ambulatory / facility site across the health system.
  • Contributes as subject matter expert to determine service distribution decisions and support.
  • Provides regular and on-demand reports on the real property portfolio and operations to support management review and external reporting requirements. Benchmarks company portfolio performance against industry standards to validate performance. Establishes monthly, quarterly, and annual reviews of system real estate portfolio as it relates to area of responsibility.
  • Provides supplemental oversight/guidance for UH construction projects, the maintenance and repair of the facilities, the UH Ambulatory Health Centers including the UH Management Service Center and Customer Service Center.
  • Assist with the development and implementation of the Ambulatory Facilities Planning through the design, construction, and close-out phases of the recommended and approved projects.
  • Provides insight into the development of capital budgets for Fiscal Year, Construction, Facilities, and Ambulatory Associated projects.
