Description

This position performs minor to complex maintenance and corrective service as needed to support ongoing facility operations that are initiated through work requests or as dispatched by the control room, call center, or a member of management in accordance with Hospital standards. This position is responsible for maintaining routine and complex preventative and corrective maintenance on heating, ventilation, air conditioning and refrigeration equipment and mechanical and plumbing equipment in accordance with manufacturers' specifications. This position will assist the HV ACR II, III and controls technician to resolve all issues with the HVACR systems. Responds to all requests in order of priority and assists both with routine-to-complex request on an as needed basis. Ensures smooth transition of responsibilities to next shift. Responds to all hospital emergencies including but not limited to leaks, odors, fire alarms, etc. Reports all concerns to the designated lead HVACR, facility specialist, or manager. This position may be subject to various hours or shifts. Must have valid driver 's license and ability to drive hospital vehicles. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job the employee is regularly required to stand, walk, use hands or fingers to handle or feel, reach with hands and or arms and to talk and hear. The employee is required to climb, balance, stoop, kneel, crouch and crawl. The employee must lift and or move up to 50 lbs.

Qualifications Minimum Education
High School Diploma or GED (Required)

Minimum Work Experience
3 years Related general HVAC maintenance; Working knowledge of all applicable EP A & OSHA standards related to the position (Required)
2 years Hospital HVAC experience (Preferred)

Required Skills/Knowledge
Expertise in the area of specialty.
Math Ability: basic algebra.
Frequent bend/stoop, sit, stand/walk and reach8-12 hrs. Must be able to lift, carry, push, pull >40<75 pounds. PC operating systems and mobile work entry devices. Proficient knowledge of Intranet, some Microsoft Offices Suites (Word, Excel). Familiarity with automated work order systems. Customer Service Skills, calculator and copy machine.

Functional Accountabilities
Quality Assurance
  • Take the initiative to identify and report deficiencies in the physical plant of the hospital.
  • Diagnose and resolve trouble ticket/work orders thoroughly until completed.
  • Follow-up with requestor after completion of a work order to ensure problem has been corrected.
  • Routinely utilize all safety measures as related to work orders and specific task.
Safety

HVAC and General Assistance
  • Conduct safety checks throughout the hospital complex.
  • Perform complex to minor repairs.
  • Assist HV ACR II, III, and IV with duties as assigned.
  • Assist in cleaning all HV AC system.
  • Clean grills, registers, and associated duct systems.
  • Assist with other trades as assigned.
  • Change bearings, belts, couplers, electric motors associated with HVAC systems including pumping systems.
  • Check, maintain, install, and repair HVAC boxes.
  • Flush and clean associated HV AC systems and equipment.
  • Maintain, install and repair steam systems components.
  • Maintain, install and repair hot water heating systems both domestic and non-potable.
  • Assist with chemical treatments of all associated systems.
  • Assist with testing and adjustment of dampers for all systems.
  • Assist with med gas system pumps, chilled water pumps, domestic water pumps, sewer ejection pumps, and condensate pumps.
  • Assist with and repair steam system including valves, regulators, and relief valves
  • Assist with and repair chillers and cooling towers.
Corrective and Preventive Maintenance
  • Perform corrective maintenance on equipment in accordance with manufacturer specifications.
  • Perform low level preventive maintenance of HVAC systems in accordance with manufacturer specifications.
  • Maintain corrective tickets; PM cards, project sheets and status board up-to-date.
Responds to Emergency Calls
  • Respond to all emergencies to include but not limited to water leaks and fire alarms and assesses damage; make repairs or notifies appropriate personnel of problems.
