Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Campus Maintenance operates, maintains and improves the physical environment of the University through a complete line of shop services that include carpentry, electrical, plumbing, masonry, insulation, preventive maintenance and special laboratory equipment repair.
Position Summary
A SIGN-ON BONUS OF $4,919 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:
$2,459.50 WITHIN 30 DAYS OF HIRE DATE & $2,459.50 12 MONTHS AFTER HIRE DATE.


Operates and maintains specialized classroom systems, water boost systems, sewage lift systems, motor drives and various other critical building electronic/electrical systems. Uses specialized electrical meters and equipment, including Dranetz power meters, infrared camera and various recording meters, which gather and record building voltages and power usage; and formulates the information gathered into a report that is provided to campus departments and outside vendors.

Writes preventive maintenance programs for new building electrical systems and equipment. Updates present electronic/electrical systems that become obsolete through communications with manufacturers and vendors.

Utilizes laptop computers for system diagnostic interrogations, troubleshooting and programming for extraction of required system histories and sensitivity report generations.

Maintains documentation on facilities systems for Health Care facilities and presents to Joint Commission and UNC Hospitals upon request.
Minimum Education and Experience Requirements
Associate's degree in electronics; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
Required Qualifications, Competencies, and Experience
Ability to interpret information from O & M manuals for new complex systems, including specialized lighting controls, LED driver control boards, electrical analytics and diagnostics for building electrical systems, is a must. Must also be able to maintain an inventory of spare parts.

Requires in-depth training in electronic technology theory and the ability to apply such in a troubleshooting and repair application, not restricted to the system and subsystem level, but further into the circuit board component level. An in-depth knowledge of various computer operating systems and programs is also required, to perform routine maintenance on all micro-processor-based systems to achieve problem resolution.

Requires in-depth knowledge of the NEC and the NFPA codes, rules and regulations, sufficient knowledge to train departmental users and own team members.

Ability to communicate with a diverse customer base.

Ability to install and repair electrical/electronic systems and perform electronic repairs to various critical building systems. Ability to read and interpret electronic drawings and manuals. Ability to use various electrical meters, diagnostic meters, and soldering stations. Ability to read and interpret schematic drawings, equipment manuals, and manufacturer guidelines. Ability to create material take-off lists and complete purchase requisitions for needed materials. Ability to operate and utilize personal computers, laptop computers, printers, digital and analog meters, oscilloscopes, voltage signal tracers and analyzers, infrared cameras along with miscellaneous hand and power tools.

Provides focused support for Bio-safety Level ( BSL) 2+ and 3 labs, which requires a baseline blood draw, a physical, and inoculations. Also requires entry into hot labs with Environment, Health & Safety escort, which requires wearing respiratory protection and annual medical certification, fit testing, and training.

Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions require the University to close.

Valid N.C. Driver's License or the ability to obtain one prior to start date.
Preferred Qualifications, Competencies, and Experience
Demonstrated experience in the electronic/electrical field.

Special Physical/Mental Requirements
Position is subject to safety hazards such as chemicals, asbestos and extreme temperatures in winter and summer seasons. All work is performed under specific safety guidelines, i.e., electrical hazard ( NFPA 70E), safety shoes, hard hats, safety glasses, gloves, and various other personal protective equipment ( PPE). Radiation, carcinogen and biological hazards are prevalent in many research laboratories including but not limited to BL3, HIV and TB.

Ability to work on hands and knees for extended periods of time; move objects weighing in excess of 50 lbs.; climb and work from ladders, boom lifts and scaffolding up to 60 ft. high. Ability to wear PPE required for the specific job, including but not limited to safety harnesses, fall protection, respirators, face masks or face shields, and protective gloves and safety shoes.

**ELIGIBILITY FOR SIGN-ON BONUS
The selected candidate for this position may be eligible for a sign-on bonus. Qualified applicants must apply and be selected from the candidate pool of this posting and meet the State policy following requirements:

To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
